TENANT SCREENING
Potential tenant screening is another essential stage in finding the right residents. If done properly, this process will help you distinguish desirable residents from the large pool of interested applicants. Swell property screening is a meticulous process which includes background check, credit checks, and employment verification. After our managers have reviewed the reports, they will schedule an interview with prospective tenants. Some of the common subjects discussed in the meeting involve length of stay, pet policy, occupancy limits, smoking policy, fair housing compliance. Having a knowledgeable team of professionals on your side also ensures the screening process complies with all local, state, and federal housing laws. Frequently Asked Questions
How do you prepare the property for new tenants?
We have compiled a quick checklist of the most important elements to check when new tenants move in.
- Move-in Inspection – Our property managers will organize the official move-in and the actual move-in date will be scheduled at lease signing. It is advisable to perform property inspections prior to the move in date. Since the inspection includes things like checking smoke detectors, carbon monoxide detectors, security alarms, electrical outlets, appliances, doors, lights, plumbing, etc., you might need extra time to repair or replace equipment or furnishings. Make sure you document the existing state of the unit for your future reference. It will help you determine which items could possibly affect habitability, and which need to be dealt with immediately.
- Damage Repair – After the initial inspection and recordation of the current condition, we will arrange repairs that need to be done with our preferred local subcontractors, who are licensed and insured contractors. All of the repairs and maintenance will be conducted only with your approval. Furthermore, we will ensure the property is habitable under California Laws.
- Collection of rent & move in funds (or security deposit) – New residents have to make payment of the first month’s rent and move-in funds (or security deposit) which was stated in the lease agreement. Typically, move-in funds are not refundable, and it is left to landlord to decide how the charges will be made and how the money will be distributed.
How do you collect rent and how do I get my revenue?
Our property managers collect the rent from tenants by check, credit card, or online payment via online platform. Each month, after the rent is deposited into our account, we will transfer the money to you by direct deposit, with our fees and expenses deducted. You will also be regularly provided with detailed monthly statements about the financials so you can keep up with money management.
Are there any mandatory landlord’s disclosures in California?
Yes, California law asks that you disclose to certain issues prior to tenancy commencing. A complete list of landlord disclosures, with additional details, can be seen on pages 29, 30, and 31 of “A Guide to Residential Tenants’ and Landlords’ Rights and Responsibilities”, which is an official publication of California Department of real Estate (DRE). Landlord’s disclosures include things like lead-based paint, bed bugs, asbestos, carcinogenic material, floor hazard, Megan’s Law, demolition permits, and similar.
What happens if I refuse to accept pets in my rental unit?
Since pets do not fall under the protected class category in The Fair Housing Act, you are not obligated by law to accept tenants with pets. Even so, keep in mind that almost 70% of tenants have a pet, which means that refusing to accept pets would exclude a significant number of potential renters. Still, this is your decision to make, our job is just to advise you of the possible scenarios so that you are aware of all the consequences.
How can I increase the value of my rental property?
Simple and affordable ways to increase the value include landscaping and updating curb appeal, performing regular maintenance inspections, investing in quality amenities, or adding a communal green area.
How much does a vacant unit cost me?
Depending on the property condition, size and type, a vacant unit could cost you from $1500 to several thousand, as you still must pay expenses such as mortgage, cleaning, maintenance and advertising for new occupants.
How do I avoid tenant turnover?
It is not easy to retain renters once they decide to leave. However, if the offer is good enough, you might be able to persuade them to stay. Tenants tend to stay long-term if the price is correct, if you respond to their requests in a timely manner, and if you regularly maintain and repair the property. Added bonuses are parking spots, balcony or patio, pool and high-speed internet.
